Can I live there all year round?
No — and that is the point. Whalesborough homes are for holiday use rather than permanent residence, which is exactly what takes council tax and the residential stamp duty surcharge out of the equation. Owners have a 12-month season, so the home is there for you across the whole year.
Can I let it out when I am not using it?
Yes. Our managed letting programme handles bookings, changeovers, housekeeping, laundry and guest care, and the income is paid to you. You keep first call on your own dates. Owners who would rather not let at all are equally welcome — it is your home.
What is included?
A fully furnished, fully equipped home, complimentary W Club spa membership (indoor pool, sauna, steam room, gym), full estate maintenance and landscaping, refuse and utilities management, and priority access to The Weir. You walk in and it works from day one.
Can I buy with a mortgage?
Most purchases here are funded with cash or a specialist leisure-finance facility, as high-street residential mortgages typically do not cover leisure property. We work with established leisure-lending partners and are happy to make an introduction.
Are dogs allowed?
Yes — genuinely, not grudgingly. Owners bring dogs to their home, and the estate has miles of private trails on the doorstep. House rules apply so that every owner can enjoy the place.
How long does the buying process take?
Once you have chosen a home and instructed solicitors, completion typically takes four to eight weeks. Homes ready to move into can complete sooner; anything still being built or finished to your own specification takes a little longer. We will give you a clear timeline at your viewing.
Can I stay before I buy?
We encourage it. Book a short break in one of the cottages or lodges, use the spa, eat at The Weir, walk the estate on a wet Tuesday as well as a sunny Saturday. Ask us and we will point you at the right property to try.
