Introduction
These terms and conditions apply to all bookings made for accommodation at Whalesborough Farm Resort & Spa, Marhamchurch, Bude, Cornwall EX23 0JD, operated by UKGP Whalesborough Limited (company no. 14536788).
By making a booking, you agree to be bound by these terms. Please read them carefully before confirming your reservation.
No hidden fees
In line with the Digital Markets, Competition and Consumers Act 2024 (DMCC Act 2024), all mandatory fees are included in the price you see at the point of booking. The displayed price is inclusive of end-of-stay cleaning, linen and towels, resort facility access (W Club Spa, pool and gym), and the dog fee where applicable. The only additional charges you may incur are genuinely optional extras (such as spa treatments or specific add-ons) that you choose to add, and any costs arising from damage caused during your stay.
Making a booking
All bookings are subject to availability and are confirmed only when full payment or a deposit has been received and a booking confirmation issued. Bookings may be made via our online booking partner (Landal GreenParks) or by calling our reservations team on 01288 361940.
Bookings made through Landal GreenParks are also subject to Landal's own general booking conditions, available at landal.co.uk/about-landal/general-conditions.
The lead guest must be at least 18 years of age at the time of booking and must be present throughout the stay.
Payment
A deposit (typically 25% of the total booking value) is required at the time of booking. The balance is due 8 weeks before your arrival date. If your booking is made within 8 weeks of arrival, the full amount is payable immediately.
Failure to pay the balance by the due date may result in your booking being cancelled without refund of the deposit.
Cancellation policy
Cancellations must be made in writing to reception@whalesborough.co.uk.
- More than 8 weeks before arrival: Deposit forfeited; balance refunded
- 4–8 weeks before arrival: 50% of total booking value forfeited
- Less than 4 weeks before arrival: 100% of total booking value forfeited
We strongly recommend taking out holiday cancellation insurance to protect your booking.
Arrival and departure
Cottages are available from 4:00pm on your arrival day. Departure must be by 10:00am on your departure day. Early check-in and late check-out may be available subject to prior arrangement and an additional charge.
Number of guests and pets
The maximum number of guests must not exceed the stated sleeping capacity of your cottage. All dogs must be declared at the time of booking. A charge may apply per dog per stay. Dogs must be kept under control at all times and must not be left unattended in cottages.
Some cottages do not accept dogs — please check individual cottage details before booking.
Your responsibilities
Guests are responsible for leaving the property in a clean and tidy condition. Any damage to the property, contents, or grounds must be reported immediately and the cost of repair or replacement will be charged to the lead guest.
Noise should be kept to a reasonable level, particularly between 10pm and 8am, out of consideration for other guests.
Resort facilities
Access to resort facilities (W Club Spa, pool, gym) is included in your cottage booking. Facility opening hours may vary by season. Whalesborough reserves the right to temporarily close facilities for maintenance without notice or compensation.
Spa treatments must be booked and paid for separately. Please contact the spa directly.
Liability
Whalesborough Farm Resort & Spa and UKGP Whalesborough Limited accept no liability for any personal injury, loss, or damage to property howsoever caused unless resulting from our negligence. Guests are responsible for their own insurance.
Changes to bookings
We will make every effort to accommodate requests to change booking dates or cottage, subject to availability. An administration fee may apply. Changes cannot be guaranteed and may be treated as a cancellation and re-booking.
Force majeure
Whalesborough will not be liable for failure to fulfil a booking due to circumstances beyond our reasonable control, including but not limited to natural disasters, government restrictions, pandemic, fire, or flooding. In such cases, we will endeavour to offer alternative dates or a credit note.

Governing law
These terms and conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Dispute resolution
If you have a complaint or dispute, we encourage you to contact us directly in the first instance so we can try to resolve the matter. If we are unable to reach a satisfactory resolution, you may wish to consider alternative dispute resolution (ADR) through a certified ADR provider. Further information on ADR is available from the Citizens Advice Bureau.
