Do I pay stamp duty on a Whalesborough holiday lodge?

Whalesborough lodges are classified as leisure properties rather than residential dwellings, which means the residential stamp duty surcharge that applies to second homes does not apply in the same way. Your individual tax position depends on personal circumstances — we always recommend speaking to your solicitor or tax adviser before purchase.

What are the annual ground rent and service charges?

Owners pay an annual site fee that covers ground rent, landscaping, estate maintenance, refuse, road upkeep, and access to W Club facilities. The full fee schedule, including the exact annual site fee, is shared at viewing so you can see precisely what is included.

Can I let my lodge to holidaymakers when I'm not using it?

Yes. Owners can place their lodge into the managed letting programme operated in partnership with Landal. We handle bookings, housekeeping, key handover, and guest care; owners simply block out their own dates and receive an income statement. Lodges held purely for private use are also welcome — letting is optional, not required.

How many months a year can I use the lodge?

The site holds a 12-month holiday licence, so your lodge is available to use all year round. The lodges are designed and licensed as holiday accommodation, not as a permanent residence.

What happens if I want to sell my lodge later?

Owners can resell their lodge at any time. Most owners choose to sell privately or through Whalesborough Living, our dedicated ownership team, who maintain a waiting list of prospective buyers. There is a standard transfer fee at point of sale — your solicitor will walk you through the process.

Can I buy with a mortgage or is it cash only?

Most lodge purchases are funded with cash or a specialist leisure-finance facility, as high-street residential mortgages typically do not cover leisure properties. We work with established leisure-lending partners who can discuss tailored finance options. Our sales team is happy to make an introduction.

Are dogs allowed at owner lodges?

Yes — Whalesborough is genuinely dog-friendly. Owners are welcome to bring dogs to their lodge, and the 428-acre estate has miles of private trails on the doorstep. House rules apply (dogs under control, picked up after, not left unattended) so every owner can enjoy the estate.

What's included with ownership?

Owners receive a fully furnished, fully equipped lodge, complimentary W Club spa membership (indoor pool, sauna, steam, gym), full estate maintenance and landscaping, refuse and utilities management, and priority access to The Weir Restaurant. The lodge is yours to walk into and enjoy from day one.

How does the viewing process work?

Book a viewing online or by phone. You'll meet a member of the Whalesborough Living team for a private tour of the estate, walk through available lodge designs, and have time to ask questions over coffee at The Weir. There is no pressure and no obligation — most owners visit two or three times before deciding.

How long does the buying process take from viewing to keys?

Once you have chosen a lodge and instructed solicitors, completion typically takes four to eight weeks. Available lodges can sometimes be ready sooner; bespoke or off-plan builds take longer. The sales team will give you a clear timeline at viewing based on your chosen lodge.
