Holiday Home Ownership · Whalesborough
A refreshing alternative to traditional second-home ownership. Managed holiday lodges at Whalesborough — no council tax, no stamp duty surcharge, fully looked after.
The Whalesborough Lifestyle
Rising costs and double council tax policies have made traditional second-home ownership in Cornwall increasingly complex. A brick-and-mortar property represents a substantial, unpredictable financial commitment.
Whalesborough managed holiday lodges are classified as leisure properties rather than residential — which changes everything. You get the Cornwall escape you want, without the complications of traditional ownership.
Ownership Benefits
Leisure property classification means the residential second-home stamp duty surcharge does not apply in the same way — a meaningful difference compared with buying a residential second home in Cornwall.
Avoid the rising costs and double council tax premiums that now affect many coastal residential properties. A managed lodge is simply a different — and smarter — kind of ownership.
We handle the maintenance, landscaping, housekeeping, and logistics. You turn up, enjoy your lodge, and leave. No maintenance headaches, no tenant calls at midnight.
“We looked at second homes in Padstow and the sums just didn’t add up. Buying here was the first time it felt simple.”

From Our Owners
"We looked at second homes in Padstow and the sums just didn't add up. Buying here was the first time it felt simple — fully managed, no council tax letters, and the kids spend half their lives in the pool."
Sarah & Tom M. · Bristol · Owners since 2023
"The estate is genuinely beautiful. We come down most weekends, walk the dogs to Widemouth, eat at The Weir, and never have to lift a finger on maintenance. That was the whole point for us."
James H. · Oxfordshire · Owner since 2022
"What sold it was the second viewing — we brought the grandchildren. They had the run of the place. By the time we drove home we'd already made up our minds."
Andrew & Pippa W. · Surrey · Owners since 2024

Frequently Asked Questions
Whalesborough lodges are classified as leisure properties rather than residential dwellings, which means the residential stamp duty surcharge that applies to second homes does not apply in the same way. Your individual tax position depends on personal circumstances — we always recommend speaking to your solicitor or tax adviser before purchase.
Owners pay an annual site fee that covers ground rent, landscaping, estate maintenance, refuse, road upkeep, and access to W Club facilities. The full fee schedule, including the exact annual site fee, is shared at viewing so you can see precisely what is included.
Yes. Owners can place their lodge into the managed letting programme operated in partnership with Landal. We handle bookings, housekeeping, key handover, and guest care; owners simply block out their own dates and receive an income statement. Lodges held purely for private use are also welcome — letting is optional, not required.
The site holds a 12-month holiday licence, so your lodge is available to use all year round. The lodges are designed and licensed as holiday accommodation, not as a permanent residence.
Owners can resell their lodge at any time. Most owners choose to sell privately or through Whalesborough Living, our dedicated ownership team, who maintain a waiting list of prospective buyers. There is a standard transfer fee at point of sale — your solicitor will walk you through the process.
Most lodge purchases are funded with cash or a specialist leisure-finance facility, as high-street residential mortgages typically do not cover leisure properties. We work with established leisure-lending partners who can discuss tailored finance options. Our sales team is happy to make an introduction.
Yes — Whalesborough is genuinely dog-friendly. Owners are welcome to bring dogs to their lodge, and the 428-acre estate has miles of private trails on the doorstep. House rules apply (dogs under control, picked up after, not left unattended) so every owner can enjoy the estate.
Owners receive a fully furnished, fully equipped lodge, complimentary W Club spa membership (indoor pool, sauna, steam, gym), full estate maintenance and landscaping, refuse and utilities management, and priority access to The Weir Restaurant. The lodge is yours to walk into and enjoy from day one.
Book a viewing online or by phone. You'll meet a member of the Whalesborough Living team for a private tour of the estate, walk through available lodge designs, and have time to ask questions over coffee at The Weir. There is no pressure and no obligation — most owners visit two or three times before deciding.
Once you have chosen a lodge and instructed solicitors, completion typically takes four to eight weeks. Available lodges can sometimes be ready sooner; bespoke or off-plan builds take longer. The sales team will give you a clear timeline at viewing based on your chosen lodge.
